Waterproofing checklist for a new house, from foundation to roof

By PT Enterprises, Gwalior ·

Berger HomeShield Shalicrystal 100 pack
What waterproofing does a new house need? Plan it stage by stage: damp-proofing at the foundation and plinth (for example Berger HomeShield Bituseal DPC), dense concrete for slabs and tanks with admixtures like Berger HomeShield Power Plasticizer and Berger HomeShield Shalicrystal 100, waterproofing of bathrooms and wet areas before tiling with Berger HomeShield Latex Shield 2K, a roof coating before the first monsoon, and a sealed exterior before painting.

Foundation and plinth

Moisture rising from the ground is the source of many salt patches and peeling paint on ground floor walls later. A damp-proof course at plinth level, using a bitumen membrane such as Berger HomeShield Bituseal DPC, blocks that path. In low-lying plots or areas where water collects in the rains, this step matters even more.

Slab, beams and tanks

Dense, well-compacted concrete is the first line of defence. A PCE admixture such as Berger HomeShield Power Plasticizer keeps concrete workable with less water, which helps produce denser concrete. For water tanks, sumps and basements, a crystalline admixture such as Berger HomeShield Shalicrystal 100 adds protection from inside the concrete. Proper curing is essential either way.

Bathrooms, balconies and kitchen sinks

Waterproof the floor and the lower part of walls in every wet area before tiles go on. Take the coating up the wall behind the shower. Seal around floor drains and pipe entries. Fixing this after tiling means breaking tiles, so it is worth getting right the first time.

Roof and exterior walls

Before the first monsoon, coat the roof with a product such as Berger HomeShield Roof Kool & Seal after the slab and screed are fully cured, paying attention to the parapet joint and drain outlets. On exterior walls, fill cracks, prime with a seepage-resistant primer, and then paint. Our waterproofing page has the full list.

Before any waterproofing job

  • Find where the water enters before choosing a product
  • Let the surface dry fully; most coatings fail on wet substrates
  • Clean off moss, dust, loose plaster and old peeling coats
  • Open and fill cracks; seal joints, pipe entries and parapet corners
  • Follow the coat count and curing time on the data sheet
  • Paint only after the waterproofing has cured

Signs that the problem needs an expert look

  • The damp patch keeps growing after you have repaired the obvious cause
  • Plaster sounds hollow when tapped, or pieces fall off
  • Cracks are wider than a few millimetres or run diagonally from window and door corners
  • Water appears in a room with no bathroom, tank or pipe nearby
  • Steel bars are visible or rust stains run down the concrete

These can point to structural movement or hidden leaks. Get the source checked before spending on coatings.

The right season for waterproofing in this region

Across Gwalior, Morena, Bhind and the other districts, the useful window is the dry period from March to June, before the July rains. Roofs and walls are dry, coatings cure properly and you can test the work before the monsoon. Small repairs can be done in October and November after the rains, when walls have dried out. Avoid starting major waterproofing in July and August: wet surfaces are the most common reason coatings fail early.
